| ［目的］分析农户分化背景下宅基地退出方式选择差异及其影响因素。［方法］二元Logistic回归模型。［结果］农户分化背景下，非农收入越高和非农就业越多的农户更愿意选择完全退出进城居住方式； 宅基地完全退出激励政策、令农户满意的宅基地退出补偿政策以及有效的土地流转政策明显会提高其完全退出的意愿； 农户对宅基地持有期限的预期和对产权安全的认知与其选择完全退出方式正相关，而是否愿意改变农民身份对于农户选择宅基地退出方式的影响并不显著。［结论］为有序引导农户完全退出宅基地进城居住，应根据农户需求的差异性，合理引导不同分化程度的农户选择合适的宅基地退出方式； 制定合理的相关激励措施，促进已具有进城意愿和条件、分化程度高的农户完全退出宅基地； 加强土地流转工作，有效解决进城农户土地流转担忧。 |

| Abstract: |
| The purpose of this paper was to analyze the differences and effect factors of the choice of homestead exit mode under the background of farmers′ differentiation by two element logical regression model. Results showed that farmers with higher non-agricultural income or non-agricultural employees were prefer to live in the city.The incentive policy excluding homestead completely, the compensation policy excluding satisfied homestead and land circulation policy will improve the farmers′ willingness to withdraw from the homestead. The expectation of the time limit for the homestead and the recognition of the security of property rights were positively related to the way farmers choose to withdraw from the homestead.The farmers′ willingness to change their identification was not significant related to the way farmers choose to withdraw from the homestead. In order to guide the farmers to completely withdraw from the homestead and live in the city, it is necessary to consider the differences in farmers′ demand, rationally guide the farmers with different degree of differentiation to choose the proper way to exit the homestead.Making a reasonable incentive policy, encouraging the farmers who are willing to live the city or who are high degree of differentiation to completely withdraw from the homestead will guide the farmers to completely withdraw from the homestead.And in order to effectively solve the farmers′ concern about the land circulation, it is necessary to make and perfect the policy of land circulation. |
