我国农村集体建设用地流转学术期刊论文的内容分析

摘要:

［目的］为探讨我国集体建设用地流转的研究现状与发展趋势。［方法］文章采用内容分析方法和概括总结的方法，从论文数量、研究内容、研究重心等3个维度对106篇关于集体建设用地流转的期刊论文进行分析。［结果］（1）论文数量从1996~2015年呈阶梯状上升趋势，波动性较大，与我国集体建设用地流转实践的变化基本吻合。（2）研究内容方面，对集体建设用地流转机制研究占比最大，为47.2%，其后依次分别为基础理论的研究（24.5%）、保障机制的研究（17.0%）、流转影响的研究（11.3%）。（3）研究重心方面，1996~2006以集体建设用地流转的基础理论及流转条件、方式、模式为主，2007年增加了收益分配、法律保障、管理规划的研究，2008年至今又扩展到集体建设用地流转的价格形成机制与政策风险评估。［结论］认为未来集体建设用地流转研究可能会出现的对实现城乡土地资源市场配置与行政配置有效耦合的研究、对土地市场价值实现形式多样化的研究等五个重点研究方向。

Abstract:

To discuss the current situation and evolution trend of research on circulation of rural collective-owned construction land, this paper reviewed the circulation of rural collective-owned construction landfrom the quantity of paper, the research content, and the research center, based on 106 academic papers, using content analysis and summarization method. The results showed that:（1）The numbers of the journal articles about circulation of rural collective-owned construction land showed a ladder-like rise trend, this phenomenon almost matched with the practice of the circulation changes of rural collective-owned construction land in China. (2) the number of research about the circulation mechanism was the biggest, with the proportion 47.2%, followed by the basic theory research (24.5), the security system research (17.0), and the impact factors research(11.3 ). (3) Most researches focused on the basic theory, conditions, and patterns of the circulation from 1996-2006, which expanded to income distribution, legal protection and management planning in the year of 2007, and the land prices and policy performance evaluation since 2008. Finally, the paper summarized five possible research directions, including achieving the effective coupling between market allocation and administrative configuration in urban and rural land market,diversifying the forms of realizing the value of circulation, and so on.
